These Terms of Service (“Terms”) govern your use of endlessstaysco.com and any booking you make or service you engage with Endless Stays and Endless Asset Management (“Endless,” “we,” “us,” or “our”). By using our site or booking a stay, you agree to these Terms. If you do not agree, please do not use our site.

Bookings and payment

When you book a stay, you agree to pay the total shown at checkout, including rent, cleaning, applicable taxes, and any fees or add-ons you select. Bookings are confirmed only when you receive a confirmation from us, and rates and availability are not guaranteed until then. Payments are processed by our third-party booking and payment providers. The guest who books must be an adult who meets the minimum age stated on the listing and who will stay for the full reservation.

Cancellations and refunds

Unless a different policy is shown for a specific home at the time of booking, our standard policy is: full refund for cancellations more than 30 days before check-in; 50% refund for cancellations more than 14 days before check-in; and no refund for cancellations within 14 days of check-in. The policy that applies to your reservation is the one displayed before you confirm and in your booking confirmation.

House rules and use of the home

Each home has house rules shown on its listing, including maximum occupancy, minimum age, quiet hours, and pet and smoking policies. Parties and events are not permitted, and occupancy limits are firm. You agree to use the home responsibly, follow the house rules and all applicable laws, and be responsible for everyone in your party. A refundable security hold or deposit may apply, as stated on the listing, and you are responsible for any damage beyond normal wear and tear.

Property management clients

Services for property owners are governed by a separate management agreement between you and Endless Asset Management. Nothing on this site is an offer or a binding commitment of management terms; those are set out in your signed agreement.

Use of this website

You agree to use this site only for lawful purposes and not to interfere with its operation, attempt to gain unauthorized access, or use it to send unsolicited communications. The content on this site, including text, photographs, logos, and design, is owned by Endless or its licensors and may not be copied or used without permission.

Disclaimers and limitation of liability

Our site and services are provided “as is” without warranties of any kind, to the fullest extent permitted by law. We are not liable for indirect, incidental, or consequential damages arising from your use of the site or a stay, and our total liability for any claim relating to a booking will not exceed the amount you paid for that booking. You agree to indemnify Endless against claims arising from your use of a home or breach of these Terms. Nothing in these Terms limits any liability that cannot be limited under applicable law.

Governing law

These Terms are governed by the laws of the State of New Jersey, without regard to its conflict-of-laws rules, and you agree that any dispute will be resolved in the state or federal courts located in New Jersey.
