What We Handle in Gatlinburg
We provide short-term rental and vacation rental management in Gatlinburg as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
Full-service Airbnb management for Gatlinburg cabins and chalets, from a team that runs its own cabin in nearby Pigeon Forge.
- A jurisdiction check first. We confirm whether your address is inside the city limits (City Tourist Residency Permit) or in unincorporated Sevier County (county short-term rental unit permit) before anything else, because the permit, inspection and tax rules all differ.
- Permit and inspection coordination for whichever rulebook applies, including the annual inspection and renewal calendar.
- A local contact when the rules ask for one. Sevier County’s permit application requires a named local contact for problems or emergencies, and our team can respond and be on site within the required timeframe.
- Bear-aware operations. We make sure the right containers are in place and that guests get clear bear-safety instructions in the welcome message and house manual.
- Larger-cabin planning. Homes over 12 occupants, over 3 stories or over 5,000 gross square feet need an approved sprinkler system inside the city, so we set occupancy and the listing to what your home is permitted and built for.
- Pricing around the Gatlinburg calendar. Fall foliage, the Harvest Festival and Oktoberfest season, Winter Magic, the summer park season, the Fourth of July parade and New Year’s Eve each price differently, and midweek winter needs its own plan.
- Listings that sell the location: the national park entrance, views, the hot tub, and the distance to the Parkway, Anakeesta and Ober Gatlinburg.
- Hot tub care, arrival instructions for mountain roads in winter weather, and turnovers with cleaners we confirm cover your address.
- Clear, helpful, and proactive guest communication.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
The Gatlinburg Short-Term Rental Market

Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year. These are market-level averages for AirDNA’s Gatlinburg submarket, not any one home.

- Fall color and the Harvest Festival and Oktoberfest season, followed by Gatlinburg Winter Magic.
- The summer park season, the Fourth of July parade and New Year’s Eve.
Gatlinburg is the gateway community to the most visited national park in the country. Cabins that do well lead with their location and amenities and price fall, holiday and winter-event weeks as peak weeks.
Gatlinburg’s Short-Term Rental Rules
Gatlinburg has two rulebooks, the city’s and Sevier County’s. A Gatlinburg mailing address doesn’t by itself tell you which one applies, so we confirm your parcel first. Here’s what an owner needs to know.
- Which rulebook applies. Inside the city limits, a home needs a City Tourist Residency Permit and the city’s 3% hotel/motel tax. Outside the city, in unincorporated Sevier County, the county’s short-term rental unit (STRU) permit and 3% lodging tax apply instead. Sevier County STRU Page Sevier County Trustee
- City permit and inspection. Each tourist residence, the city’s term for a short-term rental, needs a Tourist Residency Permit and an annual tourist residency inspection. The owner, or the owner’s agent if the home rents through an overnight rental agent, obtains the permit. The city’s application form has listed $200 for the residence and two bedrooms plus $75 for each additional bedroom. Confirm the current fee and renewal amount with the city. Gatlinburg Municipal Code City Application Form
- Zoning and sprinklers. The city asks applicants to confirm with its Building and Planning Department that the property is zoned for overnight rental before applying, so zoning is checked parcel by parcel. A tourist residency with more than 3 stories, more than 5,000 gross square feet or more than 12 occupants must have an approved sprinkler system. City Application Form, Revised
- Bear-resistant containers. Ordinance 2623 extends the city’s animal-resistant container zone to any property holding a City Tourist Residency Permit, with a compliance deadline of June 30, 2025. City ordinance violations, including non-compliance with the container rules, carry a $50 fine plus court costs. Containers kept inside an enclosed structure that animals cannot enter are exempt. City of Gatlinburg Ordinance Release City of Gatlinburg Bear Safety Release
- City taxes. Guests pay the city’s 3% hotel/motel tax plus Tennessee and local sales tax, about 12.75% combined. The owner also pays the city’s 1.25% gross receipts tax on rental sales, due by the 20th of the following month, which Airbnb and Vrbo do not remit. City Finance Overnight Rental Checklist Gatlinburg Municipal Code
- Sevier County permit. Outside the city, the county’s STRU permit has been required since January 1, 2024 and is run by the Sevier County Fire Marshal’s Office. The fee is $250 a year for 12 or fewer occupants, and homes with more occupants pay an additional per-occupant fee. Operating without a permit can be assessed a $50 per day penalty. Dwellings built on or after January 2016 for more than 12 persons need a State of Tennessee Fire Marshal permit. The application requires a named local contact for problems or emergencies, and our team can respond and be on site within the required timeframe. Sevier County STRU Page County STRU Application
- County lodging tax. Sevier County charges a 3% lodging tax on overnight rentals outside the city limits of Sevierville, Pigeon Forge, Pittman Center and Gatlinburg. It applies to rent, cleaning, pet and other fees and is remitted monthly by the 20th to the Sevier County Trustee. If Airbnb or Vrbo collects, no report is needed, but the owner must still open a lodging account. Owners also need a county business license and a Tennessee sales tax account. Sevier County Trustee
- Tennessee sales tax. The state charges 7% plus a local rate of 1.50% to 2.75% on stays under 90 days, and the sales price includes cleaning, pet, booking and damage-protection fees. Marketplace platforms collect and remit on bookings made through them. An owner who takes direct bookings must register with the Tennessee Department of Revenue and collect the tax, which is the owner’s obligation. Tennessee Department of Revenue
- Tennessee short-term rental law. Under the Short-Term Rental Unit Act of 2018, homes already operating as short-term rentals are grandfathered against later local restrictions until sold or transferred, unused for 30 consecutive months or found in violation of local law three or more separate times. Localities may still require reasonable permitting, and condos, HOAs and covenants may restrict short-term rental use. Tennessee CTAS
- Chalet Village, the Arts & Crafts Community and gated communities. These areas don’t sit under one rule. Chalet Village homes may fall under the city’s rules or Sevier County’s, and the Great Smoky Arts & Crafts Community may fall under either the city permit or the county STRU permit, so we confirm your parcel before you apply. In Cobbly Nob, condo resorts and other gated or HOA communities, jurisdiction, covenants and HOA rules vary by community, and we check before you list.
We check which rulebook your address falls under, keep your inspection calendar current and provide clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings. Airbnb and Vrbo collect and remit many state and local taxes on their own bookings; the owner-paid city gross receipts tax and taxes on direct bookings sit outside that.
Rules change. Confirm current requirements with the City of Gatlinburg or Sevier County before you rent.

Gatlinburg Airbnb Management FAQ
Do I need a permit to rent my cabin in Gatlinburg?
Yes. Inside the city limits you need a Tourist Residency Permit and an annual tourist residency inspection from the City of Gatlinburg. The city’s application form has listed $200 for the residence and two bedrooms plus $75 for each additional bedroom; confirm the current fee with the city. Any property with a city permit must also use animal-resistant (bear-resistant) containers, and city ordinance violations carry a $50 fine plus court costs. Outside the city limits, Sevier County requires its own short-term rental unit permit and yearly inspection. A Gatlinburg mailing address doesn’t by itself tell you which one applies, so we confirm your parcel first.
What taxes apply to a Gatlinburg short-term rental?
Inside the city, guests pay a 3% city hotel/motel tax plus Tennessee and local sales tax, about 12.75% combined. Owners also owe the city’s 1.25% gross receipts tax, which Airbnb and Vrbo do not remit for you. Outside the city, Sevier County’s 3% lodging tax applies instead of the city tax. Airbnb and Vrbo collect and remit many state and local taxes on their own bookings, while direct bookings and the owner-paid city gross receipts tax are separate. An owner who takes direct bookings must register with the Tennessee Department of Revenue and collect the tax, which is the owner’s obligation. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.
Does Airbnb management pay off for a four-bedroom cabin in Gatlinburg?
It can, and we run the numbers before you sign. Larger cabins carry a higher city permit fee, an approved sprinkler system above 12 occupants, 3 stories or 5,000 gross square feet, and heavier turnovers. In unincorporated Sevier County, certificates of occupancy issued from 2016 on cap transient rentals at 12 persons unless you hold a State Fire Marshal permit. Pricing, listing quality and occupancy gains have to clear the cost of management, so we plan occupancy around what your home is permitted for. For context, AirDNA’s Gatlinburg submarket shows roughly 57% occupancy and about $50,000 in average annual revenue per listing (trailing 12 months, pulled 2026-10-02; market-level averages, not any one home). If the numbers don’t comfortably clear our fee, we’ll tell you to keep self-managing.
Which areas do you cover?
Gatlinburg city limits, Chalet Village, the Arts & Crafts Community and nearby unincorporated Sevier County cabin areas. Our own cabin is in Pigeon Forge, so we serve Gatlinburg from nearby; we don’t currently manage a home in Gatlinburg itself. Tell us your address and we’ll confirm the rules, our drive time and cleaner coverage before you decide.
What does Airbnb management cost in Gatlinburg?
Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income, including rent and cleaning fees and excluding taxes, and show you the math first.
Do you offer Airbnb co-hosting in Gatlinburg?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in Gatlinburg?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
