Where We Serve in the Smoky Mountains
- Pigeon Forge: our own cabin, The Asbeary Cottage, two minutes from the Parkway. The full Pigeon Forge details are on this page.
- Gatlinburg: service area covering the city limits, Chalet Village, the Arts & Crafts Community and nearby cabin areas. We do not currently manage a home in Gatlinburg. Our nearest home is The Asbeary Cottage in Pigeon Forge. Gatlinburg has two rulebooks, the city’s and Sevier County’s, and a Gatlinburg mailing address does not say which one applies.

The Pigeon Forge and Gatlinburg Short-Term Rental Markets
About 3,697 active short-term rentals compete in Pigeon Forge. Over the last 12 months, the average one booked roughly 45% of its nights at a $371 average nightly rate, for about $48,150 in revenue (AirROI, September 2026).
In a market this size, the average listing books under half its nights. Standing out takes strong photos, amenities and pricing, which is where good management earns its fee.
Gatlinburg snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 9,420 active short-term rentals, roughly 57% occupancy, a $345 average daily rate and about $50,000 average annual revenue per listing, measured across AirDNA’s Gatlinburg submarket. Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year. These are market-level averages, not any one home. They come from a different source and cover a different area than the AirROI Pigeon Forge figures above, so the two aren’t a like-for-like comparison.
What Fills Pigeon Forge and Gatlinburg Calendars
- Dollywood and its spring and fall festival seasons.
- The Pigeon Forge Rod Run car shows, held twice a year at the LeConte Center.
- Great Smoky Mountains National Park next door, with 11,527,939 recreation visits in 2025, the most of any national park (National Park Service).
Rod Run weekends, Dollywood’s festival seasons and national park traffic swing rates week to week, so pricing has to move with the calendar.

Pigeon Forge and Gatlinburg each run their own rulebook, and unincorporated Sevier County has a third. Here’s what an owner needs to know.
