The Jersey Shore Market
Belmar averages about 44% occupancy across 168 active listings at a $476 average nightly rate, about $39,850 per listing. Bradley Beach averages 40% occupancy across 93 listings at $582 a night, about $41,350 per listing. Neptune Township, which includes Ocean Grove, averages 39% occupancy across 291 listings at $449 a night, about $36,650 per listing. Asbury Park averages 41% occupancy across 187 listings at $521 a night, about $46,750 per listing, the highest revenue per listing among these four towns. Figures are AirROI trailing 12-month data pulled in September 2026.
For the other towns we serve, AirDNA’s trailing 12-month data for its Manasquan / Belmar submarket shows about 560 active listings at 50% occupancy and a $515 average daily rate, about $28,500 per listing. Its Beach Haven submarket, which covers Long Beach Island, shows about 1,320 listings at 53% and $715, about $34,500 per listing. Cape May shows about 1,740 listings at 52% and $490, about $39,500 per listing. Sea Isle City shows about 640 listings at 53% and $550, about $23,000 per listing. Ocean City shows about 1,630 listings at 53% and $480, about $29,000 per listing. AirDNA data was pulled in October 2026. Revenue is the average a tracked listing earned over the last 12 months, and many listings rent part of the year. The two providers define their markets differently, so compare towns within each set rather than across them.
Why a Local Manager at the Shore
- Every town has its own rules. Belmar licenses summer rentals and fines noise hard; Bradley Beach inspects at every new short-term tenancy and added a 3% local occupancy tax in 2026; Asbury Park only allows owner-occupied short-term rentals; Ocean Grove adds historic-district approvals; Long Beach Island is one rental market with six separate municipal rule sets; Cape May, Sea Isle City and Ocean City each require their own rental license or registration and a safety certificate or inspection. A national company won’t know this block by block.
- The season is short, so pricing decides the year. Summer weeks, festival weekends and the shoulder season each need their own rates.
- The shoulder season is where good managers earn the fee. Our client in Bradley Beach filled September through November with a single 91-night direct booking.
- Where we don’t have homes, we say so. For Long Beach Island and Cape May County we tell you who would cover cleaning and maintenance at your address, and how we’d run turnovers there, before you decide.
New Jersey Rules and Taxes
Here’s what applies across the Jersey Shore towns we serve; each town page covers its own registration and inspection rules in full.
- State taxes. New Jersey charges a 6.625% sales tax plus a 5% state occupancy fee on transient accommodations. NJ Division of Taxation
- Local occupancy taxes. The state’s May 2026 municipal list shows a 3% tax on transient accommodations in Asbury Park, the City of Cape May, Lower Township, Ocean City and Beach Haven on Long Beach Island. Bradley Beach adopted a 3% tax on stays under 30 days under Ordinance 2026-12 in March 2026. Belmar, Manasquan and Sea Isle City aren’t on the list. In Neptune Township, which includes Ocean Grove, we confirm local fees address by address. The list can lag, so confirm current rates with each town. NJ Division of Taxation, Municipal Occupancy Tax List
- Licensing is local. Each town sets its own registration, inspection and permit rules. The City of Cape May, Lower Township and Sea Isle City have county-resident contact or agent rules in some cases, which each town page explains with its source. We walk owners through meeting those requirements on the Property Fit Call.
- Platform and direct bookings. Airbnb and Vrbo collect and remit on bookings made through them. Who collects on a direct booking depends on New Jersey’s rules, including whether you offer three or more units in the state. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings. NJ Division of Taxation
We confirm the current rules for your address before you list, no matter which town you’re in.

What Airbnb Management Costs at the Jersey Shore
Full-service Airbnb management typically runs 15% to 30% of rental income, and co-hosting 10% to 18%. Our fee is a share of rental income, including rent and cleaning fees, excluding taxes, and we show you the exact numbers for your home before you decide. If the numbers don’t comfortably clear our fee, we’ll tell you to keep self-managing.
Jersey Shore Airbnb Management FAQ
Which Jersey Shore towns do you manage in?
We run homes in Belmar, Bradley Beach and Ocean Grove in Monmouth County, and we serve owners in Asbury Park, Manasquan, Long Beach Island, Cape May, Sea Isle City and Ocean City. We tell you where our nearest homes and cleaners are before you decide.
What does Airbnb management cost at the Jersey Shore?
Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income, including rent and cleaning fees, excluding taxes, and show you your home’s numbers first.
What taxes apply to Jersey Shore short-term rentals?
New Jersey’s 6.625% sales tax and 5% state occupancy fee, plus a 3% municipal occupancy tax in some towns, including Asbury Park, Bradley Beach, the City of Cape May, Lower Township, Ocean City and Beach Haven. Platforms collect on their bookings. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings. Confirm current rates with each town.
Does Asbury Park allow investor-owned short-term rentals?
No. Asbury Park only permits short-term rentals that are owner-occupied (your primary residence, or a unit in a 2 to 4 unit building you live in), and we work with current hosts who already have an active, permitted listing there. Nearby Ocean Grove, Bradley Beach and Belmar have different rules.
How fast can a new Shore rental ramp up?
A Bradley Beach client home that had never been rented had 91% of its first six months booked within 52 days, with no reviews or history when it launched.
Do you only take homes in towns where you already have one?
No. We have no home on Long Beach Island or in Cape May County today, and we say so on every page for those towns. We tell you where our nearest homes and cleaners are, how we’d cover your address, and which town’s rules apply before you decide. Every application is reviewed by Cody Zucker, CPA, and we only take homes we’re confident we can grow.
Do you offer Airbnb co-hosting in the Jersey Shore?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in the Jersey Shore?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
