What We Handle in Belmar
We provide short-term rental and vacation rental management in Belmar as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
Full-service Airbnb management from a local team that already runs homes in town.
- Pricing that follows Belmar’s calendar. Summer weekends, St. Patrick’s weekend, the Seafood Festival and quiet shoulder-season weeknights all price differently.
- Discounts only where demand needs them. Cutting stacked discounts is how The Beach Bum earned 22% more on the same summer nights.
- Clear, helpful, and proactive guest communication, from the first inquiry through checkout.
- Guest screening, occupancy caps, a no-party policy, signed rental agreements and card holds.
- Turnovers, maintenance and post-stay inspections with local cleaners and handymen.
- Help keeping your Belmar rental license paperwork current.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
- Owner stays whenever you want them, with a clear read on what each block costs in revenue.
The Belmar Short-Term Rental Market
Belmar has about 168 active short-term rentals. Over the last 12 months, the average one booked roughly 44% of its nights at a $476 average nightly rate, for about $39,850 in revenue (AirROI, September 2026). The gap between that average and a well-run home comes down to pricing, photos, reviews and the shoulder season. That’s where we earn our fee.
What Fills Belmar Calendars
- Summer beach and boardwalk season, Memorial Day to Labor Day.
- The Belmar-Lake Como St. Patrick’s Day Parade in March, one of the biggest in New Jersey.
- The New Jersey Seafood Festival at Silver Lake.
- Main Street and F Street restaurants and bars, plus NJ Transit rail to New York City.
Families and friend groups fill the summer. Couples and small groups book spring and fall, and repeat guests come back in the shoulder season. One Beach Bum guest now books direct every September.
Belmar’s Short-Term Rental Rules
Belmar licenses short-term rentals and enforces noise and safety rules with real fines. Here’s what an owner needs to know.
- Rental license. Any unit rented for fewer than 175 consecutive days needs a Belmar Summer Rental License (Borough Code Chapter 26). Check the current fee with the borough. Borough of Belmar, Code Ch. 26
- Quality-of-life fines. Noise and other quality-of-life offenses carry fines of $350 to $2,000 for each person involved, and state fire code violations $500 to $5,000 per person. A home with two or more proven violations can be designated an “Animal House” for four years. Borough of Belmar
- Taxes. Stays are subject to New Jersey’s 6.625% sales tax and 5% state occupancy fee. Belmar isn’t on the state’s May 2026 list of towns with a local occupancy tax. NJ Division of Taxation
We screen guests, cap occupancy, set clear house rules, keep your license paperwork current and provide monthly booking and tax reporting, so your home stays an asset and never a code-enforcement case.
Rules change. Confirm current requirements with the Borough of Belmar before you rent.

Belmar Airbnb Management FAQ
Do I need a license to rent my Belmar home short-term?
Yes. Belmar requires a Summer Rental License for any unit rented for fewer than 175 consecutive days (Borough Code Chapter 26). We handle the paperwork and renewals. Confirm the current fee with the borough.
What taxes apply to a Belmar short-term rental?
New Jersey’s 6.625% sales tax and the 5% state occupancy fee. As of the state’s May 2026 list, Belmar has no local occupancy tax. Airbnb and Vrbo collect and remit on their bookings. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.
How much does a Belmar Airbnb earn?
The average active Belmar listing earned about $39,850 over the last 12 months at roughly 44% occupancy (AirROI, September 2026). Well-run homes do better. At our own Beach Bum, summer revenue rose 22% on the same number of nights once we fixed the pricing.
What does Airbnb management cost in Belmar?
Full-service management generally runs 15% to 30% of rental income, and co-hosting 10% to 18%. Our fee is a share of rental income, including rent and cleaning fees, excluding taxes, and we show you the math for your home before you decide.
Can I still use my Belmar home in the summer?
Yes. Block the dates you want. We’ll show you what each block costs in revenue so you can decide with real numbers.
How do you keep guests from causing problems with neighbors?
Screening, occupancy caps, a no-party policy, signed rental agreements, card holds and post-stay inspections, plus clear, helpful, and proactive communication before and during every stay. In Belmar, where noise and safety violations carry real fines, that matters.
Is Belmar only a summer market?
No. St. Patrick’s weekend, the Seafood Festival and fall weekends all book, and repeat guests often come back in the shoulder season. Filling September through November is where good management pays for itself.
Do you offer Airbnb co-hosting in Belmar?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in Belmar?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
