What We Handle in Mexico Beach
We provide short-term rental and vacation rental management in Mexico Beach as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
Full-service Airbnb management for Mexico Beach homes, a small incorporated beach city in Bay County, from a team that manages nearby on the Gulf Coast.
- Licensing for your address. The Florida DBPR vacation rental license (Dwelling or Condo class, depending on your home) and the City of Mexico Beach occupational license, with the City Clerk confirming how it applies to your rental. We track each renewal date.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Bay County bed tax visibility. Your monthly reporting shows the 5% tourist development tax owed on each booking, including empty months, because a zero-dollar return is still due.
- Rules watch. The City is rewriting its Land Development Code, and the rules for short-term rentals could change. We follow the meetings and tell you what changes for your home.
- Pricing for a seasonal beach market. The summer peak, the spring and fall shoulder seasons and the quiet winter months each get their own pricing plan.
- Listings that sell the location. The rebuilt beachfront, the nourished beach, the boat canal, fishing and the small-town feel lead the listing, ahead of the kitchen.
- House rules that match the city’s beach rules. No glass, fires, fireworks, animals, overnight camping or sleeping, dune walking or loud music on the beach, written into your house manual and guest messages.
- Safety readiness. A walk-through against the items DBPR inspects: smoke detectors in every unit, NFPA 101 Life Safety Code compliance, and clean, unworn, properly stored linens.
- Remote-owner operations. Many owners live out of state, and we confirm cleaner and handyman coverage for your exact address before you decide.
- Clear, helpful, and proactive guest communication.
- Clear owner statements and a custom monthly performance dashboard.
The Mexico Beach Short-Term Rental Market
Mexico Beach has about 620 active short-term rentals. Over the last 12 months, the average one booked roughly 55% of its nights at a $370 average nightly rate, for about $39,500 in revenue (AirDNA, trailing 12 months, October 2026). Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year.
What Fills Mexico Beach Calendars
- The summer beach season, which carries the year.
- A rebuilt town and a nourished beach. The City reports it has rebuilt much of its infrastructure after Hurricane Michael in 2018, including an improved boat canal and beachfront parks, and the first full-scale beach nourishment finished April 12, 2025.
- Fishing, diving and water sports, promoted by the Mexico Beach Community Development Council.
- Public beach and park access at Sunset Park, Parker Park, Canal Park and Municipal Park. City of Mexico Beach
- Seasonal community events, from a fall festival to a Christmas tree lighting.
Summer carries the year in Mexico Beach. About 54% of the lodging tax reported for the city in the 12 months ending September 2025 was attributed to June through August, while November through February together made up about 9% (Bay County Clerk of Court and Comptroller tourist development tax report, unaudited, all lodging). That is why shoulder-season and winter pricing, minimum stays and listing strength shape how a home performs. Lodging tax collections for Mexico Beach have also grown for several years in a row and were running about 16% ahead of the prior year for October 2025 through May 2026 (same reports). Collections reflect inventory, rates and occupancy together, and rebuilt homes coming back online add supply, so the figure does not show what any single home earns.
Mexico Beach Short-Term Rental Rules
Mexico Beach homes follow City, Bay County and Florida rules. Here is what an owner needs to know.
- State license. Florida licenses vacation rentals in two classes, Dwelling and Condo, through DBPR. A DBPR license does not replace the city license or the tax registrations. Florida DBPR
- City occupational license. The City requires a license from the City Clerk for every person engaging in business within city limits. Confirm with the City Clerk how it applies to your rental. City of Mexico Beach
- Land Development Code rewrite. Mexico Beach is rewriting its Land Development Code, and the rules for short-term rentals could change. We follow the meetings and confirm the rules for your address before you list. City Council Meetings
- Taxes. Stays of six months or less carry a 5% Bay County tourist development tax plus 6% Florida sales tax and a 1% county surtax. The 5% applies to the total rental charge, including cleaning fees. Confirm current rates with the Bay County Tax Collector. Bay County Tax Collector FAQ
- Coverage. The Tax Collector says the tax covers all property inside Mexico Beach city limits. Use its district map to confirm your address. Bay County TDT District Map
- Bed tax collection. The Tax Collector says it holds no agreement with any online advertiser, so Airbnb and Vrbo do not remit the 5% for you. The person operating the rental registers and files monthly, even when the return is zero. Since October 1, 2026, the Bay County Tax Collector administers the tax through an online portal. Bay County Tax Collector
- Beach rules. The City bans glass, fires and fireworks, animals, overnight camping or sleeping, walking on the dunes and loud music on the beach, with violations carrying up to a $500 fine and 60 days in jail. We write these into your house manual and guest messages. City of Mexico Beach
- State law. Florida Statutes s. 509.032 bars local governments from prohibiting vacation rentals or regulating their duration or frequency, with an exception for ordinances adopted on or before June 1, 2011. This is our reading of the statute, not legal advice. Florida Statutes
- Associations. Condo and HOA rental limits sit in recorded documents, so we read your association documents before we price your home.
We confirm which rules apply to your address, and we provide clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing. Homes near the city line may sit in unincorporated Bay County or across the line in Gulf County, which has its own license, inspection and tax rules, covered on our Cape San Blas & Indian Pass page and our Port St. Joe & St. Joe Beach page. We confirm the jurisdiction from your property address first.
Rules change. Confirm current requirements with the City of Mexico Beach and the Bay County Tax Collector before you rent.

Mexico Beach Airbnb Management FAQ
Do I need a permit to rent my home in Mexico Beach?
Most Mexico Beach homes need a Florida DBPR vacation rental license, registration for the Bay County tourist development tax and Florida sales tax, and the City of Mexico Beach occupational license from the City Clerk (confirm with the City Clerk how it applies to your rental). Florida law limits how far a city can regulate the duration or frequency of vacation rentals. The City is rewriting its Land Development Code, so we watch the meetings and confirm the rules for your address before you list. Confirm current requirements with the City Clerk.
What taxes apply, and does Airbnb collect them?
Bay County charges a 5% tourist development tax on stays of six months or less, including cleaning fees, and the Tax Collector says it covers all property inside Mexico Beach city limits. Florida adds 6% sales tax and Bay County has a 1% discretionary sales surtax. The Tax Collector states it has no agreement with online advertisers, so Airbnb and Vrbo do not remit the 5% for you. The person operating the rental registers and files monthly, even when the return is zero, and since October 1, 2026 the Bay County Tax Collector administers it through an online portal. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing. Confirm current rates with the Bay County Tax Collector.
Does Airbnb management pay for a 4-bedroom home here?
It depends on how your home performs today and what comparable homes earn. About 54% of the lodging tax reported for Mexico Beach in the 12 months ending September 2025 was attributed to June through August, so a home’s results are shaped heavily by shoulder-season and winter pricing and by listing strength. We review your numbers and the market data first, and if they don’t comfortably clear our fee, we’ll tell you to keep self-managing. For context, AirDNA’s trailing-12-month market figures for Mexico Beach (October 2026) show roughly 55% occupancy and about $39,500 average annual revenue per listing across all home sizes.
Which areas do you cover, and do you manage a home there?
We cover the City of Mexico Beach. Cape San Blas and Indian Pass have their own page, and so do Port St. Joe and St. Joe Beach, which are in Gulf County with different rules. We do not currently manage a home in Mexico Beach; our nearest home is a client home in Panama City Beach, and the same pricing, guest communication and turnover systems run across all our homes. Tell us your address and we confirm the jurisdiction, the rules and our cleaner and handyman coverage before you decide.
What does Airbnb management cost on the Forgotten Coast?
Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income, including rent and cleaning fees, excluding taxes, and show you the math first.
Do you offer Airbnb co-hosting in Mexico Beach?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in Mexico Beach?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
