What We Handle in Manasquan
We provide short-term rental and vacation rental management in Manasquan as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
Full-service Airbnb management from a team that runs its own homes about ten minutes north in Belmar.
- Rental permit and inspection paperwork. We prepare the Chapter 15 rental permit application for the Code Enforcement Official, schedule the inspection and the Rental Certificate of Occupancy, and track the May 1 to September 30 summer permit window.
- Occupancy set to your Rental CO. The Rental Certificate of Occupancy sets the maximum number of occupants and has to stay posted inside the unit whenever it is occupied. We build the listing’s guest count around it.
- Guest screening built for a resort borough. Manasquan can require a landlord bond after substantiated seasonal-rental complaints and fines noise convictions $600 to $2,000, so we use clear house rules, occupancy caps, a no-party policy, signed rental agreements, card holds and post-stay checks.
- Parking and beach logistics in your guest messages. The borough’s pay-to-park beach lots can’t be reserved ahead, so guests need to know your on-site parking and the beach badge plan before they arrive.
- Pricing for a beach calendar and the off-season. Summer weekends, shoulder-season weekends and the winter calendar each price differently.
- Clear, helpful, and proactive guest communication, from the first inquiry through checkout.
- Turnovers and maintenance coordinated by our Jersey Shore team, with post-stay inspections.
- Lead paint and safety readiness for homes built before 1978 (see the rules section below).
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
The Manasquan Short-Term Rental Market
Snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 560 active short-term rentals, roughly 50% occupancy, a $515 average daily rate and about $28,500 average annual revenue per listing. Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year. AirDNA’s Manasquan / Belmar submarket also covers Belmar and neighboring shore boroughs, so these are area averages.
What Fills Manasquan Calendars
- Summer beach season. The borough’s Beach Department runs 17 beaches with lifeguards on duty in season and sells beach badges at seven daily-badge locations.
- Surf at the Manasquan Inlet. Surfing is permitted from Inlet Beach to Whiting II Beach at the lifeguards’ discretion.
- Beach access guests have to plan for. Five municipal beach lots are pay-to-park from Memorial Day weekend through Labor Day and can’t be reserved or paid for in advance, so a home with on-site parking has an edge.
Manasquan is a small beach borough with a strong summer draw and a downtown arts theatre. The homes that win lead with location, parking, sleeping capacity and fast, clear communication, and they plan for how guests actually reach the beach.
Manasquan’s Short-Term Rental Rules
Manasquan runs rentals through a permit, an inspection and a posted Rental Certificate of Occupancy, and it fines noise and nuisance convictions between $600 and $2,000. We found no stand-alone short-term rental license and no outright short-term rental ban in the borough code (online code current through June 15, 2026), and we confirm how the rules apply to your address with Code Enforcement before you list.
- Rental permit. Under Chapter 15, the owner of a residential rental unit applies to the Code Enforcement Official for a rental permit within 10 days of signing a lease or binding agreement. A summer seasonal permit runs May 1 to September 30. The code doesn’t say whether platform-booked stays under 30 days are handled the same way, so we confirm the process with Code Enforcement for your address before you list. Permits are filed through the SDL Portal linked on the borough’s Code Enforcement page (201 East Main Street, 732-223-0544). Borough Code, Chapter 15 Borough of Manasquan
- Inspection and Rental Certificate of Occupancy. Every rental permit application triggers a Code Enforcement inspection. The Rental Certificate of Occupancy certifies the maximum number of occupants and has to be posted inside the unit whenever it is occupied. The code doesn’t state how the maximum is set, so we ask Code Enforcement for the Rental CO checklist. Borough Code, Chapter 15
- Landlord bond. If three separate disorderly-conduct complaints tied to a seasonal rental in one year are substantiated by prosecution and conviction, the borough may require the landlord to post a bond of $500 to $5,000, held up to four years. A seasonal rental is any rental under one year that includes part of May 15 to September 15. Borough Code, Chapter 15
- Noise and nuisance. Noise clearly audible from at least 100 feet can be a nuisance, the rule binds owners, tenants, occupants and guests, and each conviction carries a fine of $600 to $2,000. Outdoor alcohol games such as beer pong are banned where they can be seen from a public street, sidewalk or walkway. Borough Code, Chapter 3
- Lead paint. Rented homes built before 1978 may need a lead-safe certification under the borough’s lead paint program (Ord. No. 2428-24), which defers to the state’s exemptions. The code doesn’t say how those exemptions apply to a platform-booked short-term rental, so we ask Code Enforcement before you list. Borough Code, Chapter 13
- Zoning and parking. The zoning chapter doesn’t mention short-term rentals by name, and residential zones list single-family detached dwellings as the principal permitted use. The code calls for two off-street parking spaces per single-family or two-family dwelling. We confirm zoning for your address in writing before you list. Borough Code, Chapter 35
- State taxes. New Jersey’s 6.625% sales tax and 5% State Occupancy Fee (11.625% combined) apply to transient accommodations booked through a marketplace such as Airbnb or offered as a professionally managed unit, meaning an owner who offers three or more units for rent in New Jersey. Rentals of 90 or more consecutive days aren’t taxed. Marketplaces collect and remit on the bookings made through them. NJ Division of Taxation, TB-81R Transient Accommodations FAQ
- Local occupancy tax. Manasquan isn’t on the Division of Taxation’s municipal occupancy tax list (updated April 2026), and the borough code has no occupancy tax chapter. The state list can lag, so we confirm with the borough or the Division before you list. NJ Division of Taxation
We keep the permit and inspection on schedule, set your guest count to your certificate, and provide clear monthly booking and tax reporting. Condo and HOA restrictions depend on your building’s master deed and bylaws, so check yours first.
Rules change. Confirm current requirements with Manasquan Code Enforcement before you rent.

Manasquan Airbnb Management FAQ
Do I Need a Permit to Rent My Manasquan Home Short-Term?
Manasquan’s rental code (Chapter 15) calls for a rental permit and a Code Enforcement inspection for rental homes, plus a Rental Certificate of Occupancy that sets your maximum occupancy. The code doesn’t spell out how this applies to platform-booked stays under 30 days, so we confirm the process with Code Enforcement for your address before you list. We handle the permit paperwork, the inspection scheduling and the renewals.
What Taxes Apply to a Manasquan Short-Term Rental?
New Jersey’s 6.625% sales tax and 5% state occupancy fee apply to rentals booked through a marketplace such as Airbnb, or offered by an owner with three or more rentals in the state, about 11.6% combined. We found no Manasquan municipal occupancy tax on the state’s list, which we confirm with the borough or the Division of Taxation. Airbnb and other qualifying marketplaces collect and remit on the bookings made through them. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.
Does Airbnb Management Pay Off for a 4-Bedroom Home in Manasquan?
It can pay off for a home that sleeps a group, parks guests on site and books beyond July and August, since the beach lots can’t be reserved ahead. It pays less when a home is priced by habit or short on parking. Management also covers guest screening and occupancy caps tied to your Rental CO, which matters where noise convictions carry fines of $600 to $2,000. We run the numbers for your home first and tell you if self-managing makes more sense. Snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 560 active short-term rentals, roughly 50% occupancy, a $515 average daily rate and about $28,500 average annual revenue per listing.

What Does Airbnb Management Cost in Manasquan?
Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income (rent and cleaning fees, excluding taxes) and show you the math for your home first.
Do you offer Airbnb co-hosting in Manasquan?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in Manasquan?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
