What We Handle on Long Beach Island
We provide short-term rental and vacation rental management in Long Beach Island as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
We run this playbook at our Jersey Shore homes in Monmouth County. For a Long Beach Island home, this is how we would handle it, town by town.
- Registrations and insurance certificates, town by town. Long Beach Township’s annual registration (certificate of liability insurance plus the $100 filing fee), Beach Haven’s annual registration before May 31 (separate application and fee per unit), Surf City’s and Ship Bottom’s annual insurance certificates with the Borough Clerk, and whatever the clerk of your town requires. We track renewal dates so nothing lapses.
- Safety certificates scheduled early. Most island towns use the Ocean County Fire Marshal’s smoke alarm, carbon monoxide alarm and extinguisher certificate for 1 to 2 family homes, and its fee depends on how far ahead of a change of occupancy you apply ($45, $90 or $161). Surf City issues its own, and Beach Haven’s 2026 ordinance 10C, as introduced, moves its certificate to the Borough, so we confirm the current process with the Clerk. We book inspections ahead of the season so you pay the lowest tier where the county certificate applies.
- Occupancy and screening built for a seasonal island. Several island codes require a landlord bond after repeated substantiated complaints at a seasonal rental, and some restrict renting to groups of minors without a supervising adult. Ship Bottom also sets an occupancy cap through its Code Enforcement Official and bars event use. We use clear house rules, occupancy caps, a no-party policy, signed rental agreements, card holds and post-stay checks.
- Beach logistics in your guest messages. Beach badge rules, guarded-season dates, dog-beach seasons and nesting-area closures differ by town, so guests get the right instructions for your address before they arrive.
- Pricing for a summer peak and the shoulder season. Summer weeks, shoulder-season weekends and the quiet months each price differently, and an island home that only books July and August leaves its shoulder-season upside unused.
- Clear, helpful, and proactive guest communication, from the first inquiry through checkout.
- Turnovers and maintenance coordinated for an island home. We confirm cleaner and handyman coverage for your address before we take it on.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
The Long Beach Island Short-Term Rental Market
Snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 1,320 active short-term rentals, roughly 53% occupancy, a $715 average daily rate and about $34,500 average annual revenue per listing. Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year.
What Fills Long Beach Island Calendars
- Beach days in the boroughs and the Township. Surf City’s beaches require badges for ages 12 to 64 when lifeguards and badge checkers are on duty, and Long Beach Township sells badges at its Beach Badge Shack on 68th Street or through its beach app.
- Water and trails. The Township describes bay and ocean beaches for swimming, surfing and body boarding, land and water trails for walking, kayaking and paddleboarding, a dog park, and tennis, pickleball, bocce and basketball courts.
- Wildlife and nature. Edwin B. Forsythe National Wildlife Refuge protects more than 48,000 acres of coastal habitat, and its Holgate Wilderness Area at the island’s southern tip is closed April 1 to August 31 for bird nesting.
- Events outside summer. The Township’s events calendar lists fall events such as a Harvest Hayride and Pizza Fest.
Long Beach Island is a barrier-island beach market with a strong summer draw and a shoulder season that brings its own events. The homes that win lead with location, sleeping capacity and fast, clear communication, and they plan for how guests actually reach the beach.
Long Beach Island’s Short-Term Rental Rules
Each of the island’s six municipalities writes its own rental rules. In the official sources we reviewed we found no outright short-term rental ban, and Ship Bottom is the one town with explicit limits in the code we read. We confirm the rules for your exact address with the town before you list.
- State rental insurance law. New Jersey law (P.L. 2022, c. 92) requires owners of rental units to carry at least $500,000 in combined liability coverage ($300,000 for owner-occupied two- to four-family homes) and to register the certificate of insurance each year with the municipality where the unit sits. Towns may charge an administrative fee and fine a non-compliant owner $500 to $5,000. We confirm with your town how it treats platform-booked stays. NJ DCA Local Finance Notice 2022-23
- Long Beach Township (includes Loveladies, Brant Beach and Holgate). All rental owners, including vacation rentals under 12 months, register annually with the Municipal Clerk using a certificate of liability insurance and a $100 filing fee. The 2026 form lists a March 31 deadline, and the Township’s page still says April 1, so we confirm the current deadline and any late fee with the Clerk. A violation of the insurance rule carries a $500 fine. The registration is separate from the annual fire inspection through the Ocean County Fire Marshal. Long Beach Township
- Beach Haven (borough). Beach Haven adopted two rental ordinances in 2026. Ordinance 2026-4C requires every rental to register with the Borough Clerk before tenants arrive, once a year before May 31 for seasonal rentals, with a separate application and fee for each unit. Ordinance 2026-10C, effective August 2, changes who issues the smoke, carbon monoxide and extinguisher certificate and adds an inspection fee. We confirm the final wording and the current fees with the Borough Clerk before you list. Ordinance 2026-4C Borough legal notices
- Surf City (borough). Owners file proof of liability insurance with the Borough Clerk each year, and the Borough issues its own smoke alarm, carbon monoxide alarm and extinguisher certificate before the rental starts: $45 for a single-family home and $90 for a duplex. Surf City
- Ship Bottom (borough). Chapter 5.44 limits a rental to residential occupancy of the whole property, bars commercial and event use such as weddings and pool parties, makes it unlawful to exceed the occupancy the Code Enforcement Official calculates, and bars advertising a rental that fails the chapter. Chapter 5.66 requires an annual certificate of insurance with the Borough Clerk within 30 days of each policy issuance or renewal. The chapter sets no night cap or minimum stay, but its advertising rule refers to “regulations on duration,” so we confirm with the Borough how that applies before you list. Ship Bottom Code, Chapter 5.44 Chapter 5.66
- Seasonal-rental bonds and minors. The Township and the boroughs of Surf City and Ship Bottom have codes that let the town require a landlord bond of $500 to $5,000 after three disorderly-conduct complaints in one year are substantiated by conviction. Several island codes also restrict renting to groups of minors without a supervising adult. Long Beach Township Code, Chapter 148 Surf City Code, Chapter 14
- Harvey Cedars and Barnegat Light (boroughs). The Harvey Cedars code book we reviewed (January 2022) has no rental registration chapter, and we found no rental or insurance-registration ordinance for Barnegat Light for 2024 to 2026. A newer chapter may exist in either town, so we confirm with each clerk. Harvey Cedars Code Book Barnegat Light Code
- Ocean County Fire Marshal. A smoke alarm, carbon monoxide alarm and extinguisher certificate for rentals of 1 to 2 family buildings, valid 12 months from the inspection. The fee is $45 if the application arrives more than 10 business days before the change of occupancy, $90 for 4 to 10 business days and $161 for 3 business days or less. The County lists Barnegat Light, Beach Haven, Harvey Cedars, Long Beach Township and Ship Bottom. Surf City isn’t listed. Ocean County Fire Marshal
- State taxes. New Jersey’s 6.625% sales tax and 5% State Occupancy Fee (11.625% combined) apply to whole-home rentals booked through a marketplace such as Airbnb or Vrbo or offered as a professionally managed unit, meaning an owner who offers three or more units for rent in New Jersey. Rentals of 90 or more consecutive days are exempt. Marketplaces collect and remit on the bookings made through them. NJ Division of Taxation, TB-81R
- Local occupancy tax. Beach Haven is the only island municipality on the Division of Taxation’s list (updated April 2026), at 3% effective November 1, 2024, which brings a marketplace booking there to 14.625% in total (6.625% plus 5% plus 3%). Barnegat Light, Harvey Cedars, Long Beach Township, Surf City and Ship Bottom aren’t on the list. The state list can lag, so we confirm with each town. NJ Division of Taxation, municipal occupancy tax list
Several Township communities carry Beach Haven in their names, such as South Beach Haven and Beach Haven Gardens, so a mailing address doesn’t settle which town’s rules apply. We confirm the municipality for your parcel, keep registrations and safety certificates current, and provide clear monthly booking and tax reporting. Condo and HOA restrictions depend on your building’s documents, so check yours first.
Rules change. Confirm current requirements with your town’s clerk before you rent.

Long Beach Island Airbnb Management FAQ
Do I Need a Permit or Registration to Rent My Long Beach Island Home Short-Term?
Rules are set town by town. Long Beach Township (which includes Loveladies, Brant Beach and Holgate) requires annual rental registration with a certificate of liability insurance and a $100 filing fee. Beach Haven requires registration with the Borough Clerk before tenants arrive, and Surf City requires proof of insurance and its own safety certificate. Several other towns use the Ocean County Fire Marshal’s safety certificate. We found no outright short-term rental ban in the official sources we reviewed, though Ship Bottom caps occupancy at the figure its code official calculates and limits event use. We confirm the rules for your exact address before you list, and we handle the registration paperwork and renewals.
What Taxes Apply to a Long Beach Island Short-Term Rental?
New Jersey’s 6.625% sales tax and 5% state occupancy fee, 11.625% combined, apply to whole-home rentals booked through a marketplace such as Airbnb or Vrbo. Beach Haven also has a 3% municipal occupancy tax, for 14.625% in total. We found no municipal occupancy tax for the other island towns on the state’s list, which we confirm with each town. Airbnb and Vrbo collect and remit on bookings made through them. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.
Does Airbnb Management Pay Off for a 4-Bedroom Home on Long Beach Island?
It can, most of all for a home that sleeps a group, sits near the beach and books well under its potential, since a well-run listing and sharp pricing are where a management fee gets earned back. It pays less when the home already books near its potential at strong rates. We run the numbers for your home first and tell you if self-managing makes more sense. Snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 1,320 active short-term rentals, roughly 53% occupancy, a $715 average daily rate and about $34,500 average annual revenue per listing.
Which Areas Do You Cover, and Do You Have a Home on the Island?
We serve all of Long Beach Island: Barnegat Light, Loveladies, Harvey Cedars, Surf City, Ship Bottom, Brant Beach, Beach Haven and Holgate. We don’t have a home on the island. We manage our own homes and a client home at the Jersey Shore in Belmar, Bradley Beach and Ocean Grove, in Monmouth County. Tell us your address and we’ll tell you how we’d cover it and which town’s rules apply before you decide.
What Does Airbnb Management Cost on Long Beach Island?
Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income (rent and cleaning fees, excluding taxes) and show you the math for your home first.
Do you offer Airbnb co-hosting in Long Beach Island?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in Long Beach Island?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
