What We Handle in Sea Isle City
We provide short-term rental and vacation rental management in Sea Isle City as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
Full-service Airbnb management with the permit cycle, the tenant register and the occupancy limit built into your calendar. We confirm cleaner and vendor coverage and drive time for your address before you decide, and we walk you through the Cape May County contact-person requirement on your Property Fit Call.
- The annual rental permit cycle. Sea Isle City issues the rental permit to the owner by property address for May 1 to April 30. We prepare the application package for your signature (application, self-inspection certificate, certificate of liability insurance and the permit fee) and track the May 1 renewal date so the late fee is avoided. The permit stays in your name.
- The tenant register. The Code requires a register of tenant names and addresses, with owner and agent contact details, given to the tenants and submitted to the Sea Isle City Police Department before occupancy. We keep it current for every booking.
- Occupancy that matches the permit. The permit states the number of sleeping rooms and sleeping accommodations, and the City counts a standard single bed as one person and a standard double bed as two. We set listing capacity and bed configuration to match so bookings stay within the posted limit.
- Pre-season safety checks. The City’s self-inspection certificate covers smoke detectors within 10 feet of every bedroom door, a fire extinguisher within 10 feet of the kitchen, carbon monoxide detectors where required, deck and railing condition and more. We build that checklist into your annual prep.
- Guest screening and house rules. Sea Isle City can seek permit suspension and a bond after three complaints substantiated by conviction within 24 months, and the owner is responsible for preventing noise violations. Clear house rules, occupancy caps, quiet hours, a no-party policy and signed agreements help protect your permit. The City’s laminated rules sheet stays posted in the unit.
- Pricing for an island that swings with the calendar. Summer from Memorial Day to Labor Day, Presidents Day weekend, fall festivals and the holiday season each price differently, and midweek winter needs its own plan.
- Listings that sell the location. Lead with beach-block distance, the Promenade and the amenities your guests search for, and add beach-tag and jitney basics to the house manual.
- Clear, helpful, and proactive guest communication, from the first inquiry through checkout.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
The Sea Isle City Short-Term Rental Market
Snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 640 active short-term rentals, roughly 53% occupancy, a $550 average daily rate and about $23,000 average annual revenue per listing. Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year.
What Fills Sea Isle City Calendars
- Summer beach season. Beach tags are required for everyone age 12 and older from Memorial Day weekend through Labor Day.
- Summer programming. The 2026 schedule listed free Saturday concerts and movies and Monday family shows at Excursion Park, free guided beachcombing, biking and inline skating on the Promenade, and sailing lessons at the Yacht Club of Sea Isle City.
- Fall and holiday weekends. The 2026 tourism calendar lists the Harvest Classic, the Halloween Parade and Dance Party, Fall Girls Weekend, Winter Village at Excursion Park, the Mayor’s Tree Lighting and Shop Small Business Weekend.
- A large county visitor base. Cape May County, where Sea Isle City sits, reported 12.11 million visitors and $8.1 billion in tourism revenue in 2024 (Cape May County Department of Tourism; county-level figures, not Sea Isle City alone).
Sea Isle City is a seasonal beach market where the summer population swells far beyond the year-round residents. A listing here is sold on location and amenities, and its pricing has to account for a short peak season and quieter shoulder-season weekends.
Sea Isle City’s Short-Term Rental Rules
Sea Isle City requires an annual rental permit for every unit, a tenant register filed with the police before each stay, proof of liability insurance and an occupancy limit tied to your sleeping accommodations. In the chapters we reviewed we found no minimum-stay rule, rental cap or separate short-term rental zoning permit, and the rental permit is the operative requirement. We confirm zoning for your address with the City before you list.
- Annual rental permit. No one may rent or offer a dwelling unit for rent, including by advertising or listing with a realtor, without a permit from the City Clerk. The City’s form is titled Application for a Mercantile License for Rental Unit. The permit runs May 1 to April 30, each unit needs its own application, and the permit is issued to the named owner and can’t be transferred. The 2026-27 application is $150 per unit when filed by May 1, with a grace period through May 31, and $200 from June 1. A permit isn’t valid unless municipal taxes, water charges and other assessments on the property are current. Sea Isle City Code, Chapter 11 2026-27 application
- What the application includes. The completed application, the fee, a signed self-inspection certificate and a certificate of liability insurance go back to the City Clerk together. The form asks for the owner, a contact person, any short-term rental agencies and the unit’s maximum number of occupants. The permit is displayed on or near the main entrance, visible from the exterior. Sea Isle City Code, Chapter 11
- Liability insurance. A certificate of insurance showing compliance with N.J.S.A. 40A:10A-1 must be registered with the City Clerk, and no permit is issued without it. The City’s form states a minimum of $500,000 combined property damage and bodily injury per occurrence. We confirm the current amount with the City Clerk before you apply. Sea Isle City Code, Chapter 11
- Local contact person. Each applicant designates a real estate agent or agency or appoints a contact person to receive notices of violations. If the home is rented through a real estate agent or agency, that agent or agency is the contact person. For a privately rented home, the contact person must live in Cape May County for the whole rental period. Section 11-3.3(a) adds that no contact person need be listed if the owner lives in Cape May County during the rental or the property is rented through a real estate agent or agency, and section 11-4.2 doesn’t state that exception, so we confirm with the Clerk how the City applies it. We walk you through meeting this requirement on your Property Fit Call. Sea Isle City Code, Chapter 11
- Tenant register. Every owner renting a residential property keeps a register of tenants’ names and addresses plus owner and agent contact details, gives a copy to the tenants, makes it available to the Business Administrator’s designee and the Sea Isle City Police at all times, and submits a copy to the Sea Isle City Police Department before occupancy. Children under 12 aren’t counted as tenants. The owner is also responsible for preventing noise violations and keeping the property in good repair. Sea Isle City Code, Chapter 3
- Posted rules and inspections. Owners tell tenants about Chapter 11 and keep the City’s laminated list of local rules posted in each rental unit. A permit issues on a completed application, the fee and either a valid Certificate of Self-Inspection or a satisfactory City inspection, and each rental unit is to be inspected at least once every 10 years. If an inspection fails, no permit issues and the unit can’t be rented until the problems are corrected. Sea Isle City Code, Chapter 11
- Occupancy. It is unlawful to allow more people than the posted maximum or to lease to a group exceeding the sleeping accommodations stated on the permit. The Code’s floor-space formula calls for at least 150 square feet of habitable floor space for the first occupant and 100 additional square feet for each additional occupant. Square footage is a required input on the self-inspection form. Sea Isle City Code, Chapter 11
- Penalties and responsible rental dwellings. Renting without the proper license can bring a fine of $500 to $1,000 on conviction, and each day is a separate offense. The permit can be suspended or revoked for a conviction under Chapter 11, renting to tenants convicted of ordinance violations, disorderly conduct, willful damage or creating a nuisance, continuous over-occupancy or dangerous conditions. After three complaints within 24 months, each substantiated by prosecution and conviction, the City may start proceedings to suspend or revoke the permit and require a bond of $500 to $5,000 for two to four years. That rule applies to buildings with no more than four dwelling units. Sea Isle City Code, Chapter 11
- Noise and Noise Free Zones. Sea Isle City has a Noise Control Regulation and a general rule against loud or obnoxious noise or behavior, and a person in control of the premises where a violating sound occurs is presumed a violator, which can be rebutted in court. Schedule A designates Noise Free Zones where noise penalties double and at least 25 hours of community service is added, so check your block against the full schedule. Sea Isle City Code, Chapter 3
- Condos and townhomes. Each condominium unit offered for rent needs its own permit application. Association rules vary, so check your association’s rental rules before you apply.
- State taxes. New Jersey’s 6.625% sales tax and 5% State Occupancy Fee (11.625% combined) apply to transient accommodations booked through a marketplace such as Airbnb or Vrbo or offered as a professionally managed unit, meaning an owner who offers three or more units for rent in New Jersey. Rentals of 90 or more consecutive days aren’t taxed. Marketplaces collect and remit for bookings made through them. Sea Isle City isn’t one of the three Cape May County towns (Wildwood, Wildwood Crest and North Wildwood) with the county tourism tax, so the standard 5% State Occupancy Fee applies. NJ Division of Taxation, TB-81R Transient Accommodations FAQ
- Municipal occupancy tax. New Jersey municipalities may impose a municipal occupancy tax of up to 3%. Sea Isle City wasn’t on the Division of Taxation’s lists (updated April and May 2026), so no municipal occupancy tax was in effect as of those lists. Ocean City, Cape May Point and Stone Harbor added the tax within the past year, so we confirm with the City before you list. NJ Division of Taxation Municipal tax rate list
We organize the paperwork, track the May 1 renewal and keep your calendar and guests inside the rules. We confirm the current fees and the tax picture for your address before you list and provide clear monthly booking and tax reporting.
Rules change. Confirm current requirements with the Sea Isle City Clerk before you rent.

Sea Isle City Airbnb Management FAQ
Do I Need a Permit to Rent My Home in Sea Isle City?
Yes. Sea Isle City requires an annual rental permit (the City’s Application for a Mercantile License for Rental Unit) for every dwelling unit rented or offered for rent. The permit runs May 1 to April 30. The 2026-27 application is $150 when filed by May 1 (with a grace period through May 31) and $200 from June 1, and comes with a self-inspection certificate and a certificate of liability insurance. You also keep a tenant register and send a copy to the Sea Isle City Police Department before each occupancy. If you rent privately, the Code requires a contact person who lives in Cape May County, with exceptions for county-resident owners and for homes rented through a real estate agent or agency, and we confirm how the City applies them. We prepare the paperwork and walk you through meeting the contact-person requirement on your Property Fit Call. Confirm current fees with the City Clerk at (609) 263-4461 ext. 1200.
What Taxes Apply to a Sea Isle City Short-Term Rental?
New Jersey Sales Tax (6.625%) and the State Occupancy Fee (5%) apply to bookings made through marketplaces such as Airbnb and Vrbo, about 11.625% combined, and the platforms collect and remit on their own bookings. Direct bookings can be taxable too when an owner offers three or more units for rent in New Jersey. Sea Isle City was not on the state’s April and May 2026 lists of municipalities charging a municipal occupancy tax, though nearby towns such as Ocean City and Stone Harbor now do, so we confirm with the City. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.
Does Airbnb Management Pay for a 4-Bedroom Home in Sea Isle City?
It can when the home is priced and run for peak summer weeks, fall and holiday weekends and group stays, and when the listing capacity matches the permit. Cape May County’s tourism office reports $8.1 billion in visitor spending for 2024 and describes second homeowners returning in fall and winter (county-level data, not Sea Isle City specific). Snapshot (AirDNA, trailing 12 months, pulled 2026-10-02): about 640 active short-term rentals, roughly 53% occupancy, a $550 average daily rate and about $23,000 average annual revenue per listing. We run the numbers for your home first, and if they don’t comfortably clear our fee, we’ll tell you to keep self-managing.

We tell you our drive time and cleaner coverage for your address before you decide.
What Does Airbnb Management Cost in Sea Isle City?
Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income (rent and cleaning fees, excluding taxes) and show you the math first.
Do you offer Airbnb co-hosting in Sea Isle City?
Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.
How do I choose an Airbnb management company in Sea Isle City?
Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
