What We Handle in Front Royal

We provide short-term rental and vacation rental management in Front Royal as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.

We manage nearby in Luray and serve Front Royal owners. Here’s what we take on:

  • Which rule set applies to your address: we confirm whether your home is inside the Town (a Special Use Permit approved by Town Council before you rent) or in unincorporated Warren County (a Conditional Use Permit approved by the Board of Supervisors, available in the County’s Agricultural, Residential-One and Rural Residential zones) before you spend anything on furnishings or listing photos.
  • The permit package: we prepare it with you and track it through the hearings. Town packages include a survey plat or scaled sketch, an area attractions map, proof the HOA was notified (if there is one), a management plan, written consent to inspect and an evacuation diagram. County packages include the deed, a site plan or survey, written justification, Health Department comments, tax verification and a management plan for the property.
  • Town inspection readiness: a visible fire extinguisher in the kitchen and cooking areas, smoke detectors, a carbon monoxide detector on each floor, an evacuation diagram in each bedroom, a copy of the Town noise ordinance at the home and no visible outside evidence of the rental use.
  • A management plan the Town will accept: the Town requires local points of contact who can respond to complaints, garbage, guest behavior and utility issues, posted in the unit and included in the rental contract. We build the plan with you, and our team can respond and be on site within the timeframe the plan sets.
  • Occupancy that matches the permit: inside the Town the cap is set by bedroom count (no more than two adults per bedroom, 10 people maximum unless Council approves more). We set the listing to the permitted number so you don’t advertise capacity you can’t legally use.
  • Two lodging tax regimes: the Town 6% tax and the County 5% tax each have their own return and their own office, and both are due monthly by the 20th. We confirm what each booking platform actually remits.
  • Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
  • Pricing for the Front Royal calendar: the Festival of Leaves in October, the Virginia Wine and Craft Festival in May, Skyline Drive and river-season traffic, and a different plan for quiet midweek winter.
  • Listings that sell the location: we lead with the Skyline Drive north entrance, the Shenandoah River and downtown Front Royal, then the amenities.
  • Clear, helpful, and proactive guest communication.
  • Turnovers and maintenance: before you decide, we tell you exactly which cleaner and handyman coverage we would use for your address and the drive time to it.
  • Clear owner statements and a custom monthly performance dashboard.

The Front Royal Short-Term Rental Market

AirDNA’s Front Royal submarket shows about 440 active short-term rentals, roughly 49% occupancy, a $280 average daily rate and about $33,500 average annual revenue per listing (AirDNA, trailing 12 months, pulled October 2, 2026). Revenue is the average a tracked listing earned over the last 12 months; many listings rent part of the year.

The submarket is built from ZIP codes around Front Royal and also reaches nearby communities outside Warren County, so it is wider than the Town and County. These are market-wide averages across listing types, not a forecast for any one home, and a small number of very large homes lift the average above the typical listing.

What Fills Front Royal Calendars

  1. Shenandoah National Park and the Skyline Drive north entrance, off Route 340 near Front Royal. The park drew 1.7 million visitors in 2024, who spent $132 million in nearby communities (park-wide National Park Service figures, not Front Royal-specific).
  2. Shenandoah River State Park in Bentonville, 8 miles south of Front Royal: 1,619 acres, 5.2 miles of South Fork Shenandoah River shoreline and more than 25 miles of trails.
  3. A walkable downtown, Skyline Caverns, local murals, breweries and wineries, with a short drive via I-66 or I-81.
  4. The Festival of Leaves in October and the Virginia Wine and Craft Festival in May, both in downtown Front Royal.

Front Royal draws visitors to Skyline Drive, the Shenandoah River and a walkable downtown. Whatever the address, the permit, the occupancy limit and the listing need to line up before the first guest arrives.

Front Royal’s Short-Term Rental Rules

Front Royal has two sets of rules, depending on whether your home sits inside the Town or in unincorporated Warren County. Virginia leaves short-term rental rules to localities, and recorded covenants and HOA declarations stay enforceable on top of local rules.

  • Inside the Town: Special Use Permit. Short-term rentals are allowed in all Town zoning districts, but only by Special Use Permit, approved by Town Council after a Planning Commission public hearing and before you rent. Council may attach conditions, and the Zoning Administrator can revoke the permit for non-compliance. Town of Front Royal, Special Use Permit application
  • Town occupancy and safety. No more than two adults per bedroom and 10 people maximum unless Council approves more. Staff inspect before approval: a fire extinguisher in the kitchen and cooking areas, smoke detectors, a carbon monoxide detector on each floor and an evacuation diagram in each bedroom. Town application
  • Town local contacts. The Town’s management plan names local points of contact who can respond to complaints, garbage, guest behavior and utility issues, posted in the unit and included in the rental contract. Our team can respond and be on site within the timeframe the plan sets.
  • Town lodging tax. 6%, reported and remitted monthly to the Town Treasurer by the 20th of the following month. Town code deems accommodations intermediaries to be collecting and remitting it on their bookings. Town Code, Chapter 75
  • Outside the Town: Conditional Use Permit. In unincorporated Warren County, a short-term rental of a single-family dwelling is allowed by Conditional Use Permit in the Agricultural, Residential-One and Rural Residential zones. The Board of Supervisors decides after Planning Commission review and a public hearing, which takes about three months at a minimum, and applicants meet with Planning staff before applying. The county lists a $1,750 application fee. Warren County, Short-Term Tourist Rentals
  • County lodging tax. 5% transient occupancy tax, administered by the Commissioner of the Revenue. The return is due monthly by the 20th, including a zero-dollar return in months with no rentals. Warren County, Transient Occupancy Tax
  • Virginia sales tax. Virginia sales tax applies to accommodations. The provider collects it on direct bookings, and the intermediary collects it on platform bookings. For the County tax, confirm with the Commissioner of the Revenue what each platform remits. Virginia Tax, Accommodations

Council approval is not automatic, so we prepare the application with you and track it through the hearings. We confirm which set of rules applies to your address and give you clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.

Rules change. Confirm current requirements with the Town of Front Royal and Warren County before you rent.

If the numbers don’t comfortably clear our fee, we’ll tell you to keep self-managing.

Front Royal Airbnb Management FAQ

Do I need a permit to rent my home in Front Royal?

Yes. Inside the Town of Front Royal you need a Special Use Permit approved by Town Council before you rent. Outside the Town, Warren County requires a Conditional Use Permit approved by the Board of Supervisors, which takes about three months at a minimum and is available in the County’s Agricultural, Residential-One and Rural Residential zones. We confirm which rules apply to your address and prepare the application with you.

What lodging tax applies in Front Royal and Warren County?

The Town of Front Royal charges a 6% lodging tax, and Warren County charges a 5% transient occupancy tax outside the Town. Both returns are due monthly by the 20th, and Virginia sales tax applies to stays as well. Town code says accommodations intermediaries such as Airbnb and Vrbo are deemed to collect and remit the Town tax, and for the County tax you should confirm what each platform remits with the Commissioner of the Revenue. We provide clear monthly booking and tax reporting, and we recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.

Is Airbnb management worth it for a 4-bedroom home in Front Royal?

It depends on the permitted occupancy as much as on the home. Inside the Town the cap is no more than two adults per bedroom and 10 people unless Council approves more, and outside the Town we confirm the occupancy conditions for your address. We run the numbers on your permitted occupancy before you decide. For market context, AirDNA’s Front Royal submarket shows about 440 active listings at roughly 49% occupancy and a $280 average daily rate (trailing 12 months, pulled October 2, 2026; market-wide averages across all listing types). If the numbers don’t comfortably clear our fee, we’ll tell you to keep self-managing.

Which areas do you cover, and do you manage homes in Front Royal?

We don’t manage a home in Front Royal today. We manage a five-bedroom client home in nearby Luray, and we serve Front Royal, Warren County and nearby Page County owners from there. The Town’s management plan requires local points of contact who can respond to guest issues, and our team can respond and be on site within the timeframe the plan sets. We tell you our drive time and cleaner and handyman coverage for your address before you decide.

What does Airbnb management cost in Front Royal?

Full-service management generally runs 15% to 30% of rental income and co-hosting 10% to 18%. We price as a share of rental income, including rent and cleaning fees, excluding taxes, and show you the math first.

Do you offer Airbnb co-hosting in Front Royal?

Yes. We work as your co-host on your own Airbnb account, so the listing, its reviews and its history stay yours. Our team handles pricing, guest communication, cleaners, maintenance and local rules, and you get a clear owner statement every month.

How do I choose an Airbnb management company in Front Royal?

Ask whether the listing stays in your own Airbnb account, how often pricing is reviewed, who answers guests and handles emergencies, who covers cleaning and maintenance at your address, and how the fee is calculated. Then check their record on the platforms themselves, such as ratings, reviews and Superhost status. We answer each of these on a Property Fit Call, and our free Rental Income Audit compares your home with similar homes nearby.
