What We Handle in Ocean Grove
We provide short-term rental and vacation rental management in Ocean Grove as your Airbnb co-host, so the listing stays in your own Airbnb account and you see every booking.
Here’s what we take on for our own home, and for yours:
- Historic-district work done right: exterior changes in Ocean Grove’s historic district go through the Historic Preservation Commission. We’ve taken our own home through that process (approved April 2026) and plan projects around it.
- Seasonal registration and certificates of occupancy: Neptune Township registers short-term rentals by season and requires certificate of occupancy paperwork for every new guest. We keep both current.
- Pricing for a Victorian-porch market: couples and small families pay for charm, walkability to Asbury Park and quiet nights. We price for that and hold rate on the weeks that earn it.
- Refresh planning: we’ll tell you which design, appliance and photo upgrades pay for themselves. Ours paid back in four months.
- Clear, helpful, and proactive guest communication, turnovers, maintenance and post-stay inspections.
- Direct and repeat bookings, and wide distribution. The Hideaway booked through Airbnb, Vrbo, Booking.com, our direct site and Wander in its first five months.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
The Embury Hideaway Story
The bottom unit of a 100-year-old Victorian duplex, a short walk to Main Avenue and the beach. We spent $25,000 where guests look: a light remodel, a full design and furnishing refresh, new appliances and professional photos, with no structural work.
It opened for the season with five stays already booked, including a returning guest who booked a full July week directly. In its first four months it out-earned the identical, established unit upstairs, at a 25% higher nightly rate.
The Ocean Grove Short-Term Rental Market
Neptune Township, which includes Ocean Grove, has about 291 active short-term rentals. Over the last 12 months, the average one booked roughly 39% of its nights at a $449 average nightly rate, for about $36,650 in revenue (AirROI, September 2026, township-wide).
A well-designed, well-run Victorian can do far better. Our own Embury Hideaway hit 81% occupancy in July and ranked around the 75th percentile for summer revenue among comparable nearby rentals.
What Fills Ocean Grove Calendars
- The Ocean Grove Historic District and its streets of restored Victorian homes.
- The Great Auditorium, built in 1894, and its summer concert season.
- Walkable access to Asbury Park’s restaurants and boardwalk, with a quieter beach at home.
- The Sea.Hear.Now Festival next door each September.
Ocean Grove’s Short-Term Rental Rules
Here’s what’s confirmed for short-term rentals in Ocean Grove and Neptune Township:
- Seasonal registration. Neptune Township registers short-term rentals by season under Ordinance 22-39: Short Term Winter runs October 1 to May 22, and Short Term Summer runs May 23 to September 30, through mercantile registration at the Township Tax Office. Neptune Township, Ordinance 22-39
- Certificate of occupancy. Neptune Township inspects each short-term rental for a certificate of occupancy once a season, summer and winter. After that, certificate of occupancy paperwork is submitted online for every new guest, with no inspection, and late submissions carry fees.
- Historic Preservation Commission. Exterior changes in the Ocean Grove Historic District need Historic Preservation Commission approval before work begins. Our own Embury Hideaway went through this process, approved in April 2026. Neptune Township Historic Preservation Commission
- State taxes. New Jersey charges a 6.625% sales tax plus a 5% state occupancy fee on transient accommodations. Neptune Township has a 3% hotel and motel occupancy tax, but the state’s May 2026 list shows no entry for transient accommodations in the township, so confirm with the township whether it reaches short-term rentals. We confirm the current state and local tax rules for your home, provide clear monthly booking and tax reporting, and recommend Avalara (MyLodgeTax) for lodging tax registration and filing on direct bookings.
Rules change. Confirm current requirements with Neptune Township before you rent.
