What Does an Airbnb Co-Host Do?
An Airbnb co-host is a person or company you add to your own Airbnb listing to help run it. Depending on the permissions you set, a co-host can manage pricing and the calendar, message guests, accept booking requests and coordinate cleaning and maintenance. You stay the listing owner, and you can change or remove a co-host’s access.
Airbnb’s own help pages describe co-hosts with set permission levels, and the Airbnb Co-Host Network says you can hire a co-host for everything from listing setup to cleaning and maintenance, or for only a few of those jobs. Here is what we handle for the homes we co-host:
- Pricing that follows your market’s calendar, reviewed daily and adjusted for demand, events, weekends and slower periods.
- Clear, helpful, and proactive guest communication, from the first inquiry through checkout. Our team handles guest communication, and we’re the emergency contact, not you.
- Guest screening: occupancy caps, a no-party policy, signed rental agreements and card holds.
- Turnovers, maintenance and post-stay inspections with local cleaners and handymen.
- Help keeping your local rental license and permit paperwork current.
- Airbnb, Vrbo, Booking.com and direct bookings.
- Clear monthly booking and tax reporting. We recommend Avalara (MyLodgeTax) for lodging tax registration and filing.
- Clear owner statements and a custom monthly performance dashboard.
- Owner stays, blocked whenever you want them, with the revenue impact shown.
How Our Co-Hosting Works
Endless Stays is a family-run Airbnb management company led by founder Cody Zucker, CPA, and we have been hosting since 2019. The listing lives in your own Airbnb account, so the listing, its reviews and its history always stay yours. We set up or take over the listing and co-host it. We do not hold or escrow your funds.
- Property Fit Call. Apply online in about 5 minutes. Cody reviews every application personally, then you get a 30-minute call with him. Bring your last 12 months of rental income if you have it. We compare your results with nearby homes, tell you what we would change, and tell you whether we believe we can improve the result.
- Listing review and launch plan. We review your listing, or set one up if you don’t have one yet, and write a launch plan with your pricing, setup priorities and next steps.
- We join as your co-host. You add us as a co-host from your Airbnb account, with the permissions you set, and you can change those permissions at any time.
- Ongoing pricing, guests, turnovers and maintenance. We review your pricing daily, and our team handles guest communication and is the emergency contact. Local cleaners turn the home over between stays, and local handymen handle maintenance and post-stay inspections.
- Monthly owner statement and performance dashboard. Every month you get a clear owner statement and a custom performance dashboard that shows your home’s earnings and costs against its market.
The 60-Day Owner Control Guarantee lets you leave within 60 days without an early-exit fee. Management fees earned after the first 30 days remain payable. Guarantee terms apply.
Co-Host, Full-Service or Self-Managing?
A co-host can take on a few jobs or the whole list, so the split is whatever you agree in writing. Here is how the three common setups compare.
| What Gets Done | Self-Managing | Airbnb Co-Host | Full-Service Airbnb Management |
|---|---|---|---|
| Whose Airbnb account holds the listing | Yours | Yours. You add the co-host and set their permissions. | Varies by company. Ask before you sign. |
| Pricing and the calendar | You | You or the co-host, as agreed | The company |
| Guest messages and emergencies | You | You or the co-host, as agreed | The company |
| Cleaners and turnovers | You | You or the co-host, as agreed | The company |
| Maintenance and vendors | You | You or the co-host, as agreed | The company |
| Local permits and tax reporting | You | As agreed with the co-host | As agreed with the company |
| Your time | Most of it | Depends on the split | Least of it |
| Typical fee (industry range) | No management fee | 10% to 18% of rental income | 15% to 30% of rental income |
We co-host as a full-service manager. Pricing, guest communication, turnovers and maintenance are ours to run, and the listing stays in your account.

Airbnb Co-Hosting FAQ
What does an Airbnb co-host do?
An Airbnb co-host helps the listing owner run a rental from the owner’s own Airbnb account. Depending on the permissions the owner sets, a co-host can manage pricing and the calendar, message guests, accept or decline booking requests and coordinate cleaning and maintenance. Co-hosts can take on a few jobs or all of them, and Airbnb notes that the listing owner remains responsible for the co-hosts they add. Our team handles pricing, guest communication, turnovers and maintenance, and you get a clear owner statement every month.
How much does an Airbnb co-host cost?
Co-hosting typically runs 10% to 18% of rental income, and full-service Airbnb management 15% to 30%. Our fee is a share of rental income, including rent and cleaning fees, excluding taxes, and we show you the exact numbers for your home on the Property Fit Call. If the numbers don’t comfortably clear our fee, we’ll tell you to keep self-managing.
Will I lose my listing or reviews if I hire a co-host?
Your listing and its reviews stay with you. With our model the listing lives in your own Airbnb account, so the listing, its reviews and its history always stay yours. You add co-hosts from your account with the permissions you set, you can change those permissions at any time, and you can remove a co-host from the listing. On Airbnb, only the listing owner can set up co-host payouts, and a co-host cannot see or change your payout method or taxpayer information. We do not hold or escrow your funds. The 60-Day Owner Control Guarantee lets you leave within 60 days without an early-exit fee, and management fees earned after the first 30 days remain payable. Guarantee terms apply.
How do I choose an Airbnb co-host I can trust?
Ask these questions before you sign with any co-host.
- Does the listing stay in your own Airbnb account, so the reviews and history stay yours?
- Do they hold or escrow your funds?
- Who answers guest messages and handles emergencies, and who covers cleaning and maintenance at your address?
- Is the fee written down as a share of what, and does it include or exclude cleaning fees and taxes?
- Can you leave, and what does leaving cost?
- Will you get a clear statement every month, with numbers you can check?
- Can you verify their record, such as ratings, reviews and Superhost status, on the platforms themselves?
We answer every one of these on the Property Fit Call.
Do you co-host near me?
We co-host in four markets: the Jersey Shore (Belmar, Bradley Beach, Ocean Grove, Asbury Park for owner-occupied homes only, Manasquan, Long Beach Island, Cape May, Sea Isle City and Ocean City), the Shenandoah Valley (Luray and Page County, Massanutten, Shenandoah County and Front Royal), the Smoky Mountains (Pigeon Forge and Gatlinburg) and Florida’s Gulf Coast (Panama City Beach, Cape San Blas, Port St. Joe and Mexico Beach). We do not have a home in every one of those towns, so we tell you where our nearest homes and cleaners are before you decide. If your home is outside those four markets, we are not the right fit today.
Can I still block dates for my own use?
Yes. You can block owner stays whenever you want them, and we show you the revenue impact of each block so you can decide with the numbers in front of you.
What’s the difference between a co-host and a property manager?
A co-host is a role on Airbnb: someone you add to your own listing, with permissions you set. Full-service Airbnb management describes how much work you hand over, which usually runs from pricing and guest communication to cleaners, maintenance and reporting. The two overlap, because a co-host can take on a few jobs or the whole list. The questions worth asking are whose account holds the listing and how the fee is structured. We offer full-service Airbnb management delivered as co-hosting: you keep the listing in your own account, and we run it.
How do I get started?
Apply for a Property Fit Call. The application takes about 5 minutes, and Cody Zucker, CPA, reviews every one personally. On the call, bring your last 12 months of rental income if you have it. We compare your results with nearby homes, tell you what we would change, and tell you whether we believe we can improve the result. Right now, The Endless Collection is taking three new homes, through December 31, 2026.
